Summer Seller Tips

Nothing makes your house look better the green lawns, bright summer sun and colorful flowers! Plus buyers with children are motivated to move prior to the school year beginning, so it’s a great time to hit the market. But before you do, take a moment to review the list below and make sure your house is hitting the market while looking it’s very best!

-Keep the electricity ON. When temps soar it can be tempting to disconnect utility services to save a little $$ but that is a very bad idea. First, your future buyer is going to want to make sure everything in the house works. They can’t do that if the electricity isn’t on. You wouldn’t buy a car without any gas. Same logic applies here. Also, the high heat outside will make the inside unbearable. This is a very fast way to chase buyers out of your home! Keeping the utilities on also allows the AC to reduce humidity in the house. Humidity and heat can very quickly create mold, mildew and even damage.

-Install Smart Thermostats. Since you are keeping the power on, let’s do our best to keep costs down. Smart thermostats such as Ecobee or Nest can be programmed and are considered a modern upgrade. You can even control them via app so you can adjust the temperature when you know showings are scheduled, then reset it when they are over. The house stays cool & your electric bill stays low. A win/win!

-Weed & Mulch. Before you plant a bunch of flowers, honestly evaluate the time you have to water them. If you can’t do it daily, skip the flowers. There is nothing pretty about a flowerbed of dead flowers. Keep it simple and clean. Weed as needed then throw down a thick layer of mulch. The mulch will keep future weeds away while looking fresh and tidy.

-Take it easy with the fragrance plug ins. One in the bathroom is fine, but don’t use multiple plugs ins. The strong smells could trigger allergies in some buyers, and it may also makes folks suspicious about what you might be trying to cover up. A clean home with running AC will smell good without the use of many plug ins.

-Remove all personal photos and knickknacks. This one is hard for most people b/c we tend to think our carefully selected photos, frames or sweet trinkets enhance the living space. And they usually do ,but they also tell a unique story instead of making the future buyer feel like they could live there. You want buyers to picture their photos hanging up or which room their favorite collectible might look best in. Remove personal effects and keep spaces clean and clear.

-Employ a vacuum robot. Now, these robots are cool. You can program them to run each day and keep your home looking fresh and clean without lifting a finger. Just don’t forget to empty them after a few uses. Roomba has been the leading company for sometime but you can find less expensive options like Eufy online at Amazon. They work great and don’t break the bank.

 

-Set your pool equipment on a timer. Much like the AC, pools can be expensive to run, but shutting them off completely makes the buyers question if they actually work. To be effective, pool pumps/filters need to run for about 8 hours a day. By setting a timer you can control when and for how long the equipment runs. Electricity prices vary throughout the day so contact your power company to find out what time of day is the lowest price, and set the pool to run during those hours.
