Alright- the numbers are in! This summary shows July figures as compared to last July. July of 2022 was pretty hot (pre-dramatic rate hikes) so it is not surprising to see a change. Let’s take a look at the numbers!
In July 2023 there were:
🏡16.40% less active listings (homes on the market) 
🏡 15.39% less pending sales (homes under contract but not yet closed) 
🏡 20.38% less settled (closed) sales
🏡 14.77% less new construction sales 
BUT, the median sales prices is UP by 5.43% meaning home values are higher than last July.
